FAQs - FREQUENTLY ASKED QUESTIONS

 WHAT TYPES OF LEASE TERMS ARE AVAILABLE? 
A: 12 month lease agreements are available.
 
 IS THERE PARKING AVAILABLE? 
A: Yes, there is ample off-street parking available.
 
 IS THE BUILDING SMOKE-FREE? 
A: No.
 

 WHAT COMMUNITY AMENITIES ARE AVAILABLE TO ALL RESIDENTS? 
A: Community amenities include: an outdoor sparkling swimming pool, outdoor picnic areas throughout the community, community Business Center, Clubhouse, on-site playground area, basketball court, community car wash station and more!
 

 WHAT TYPES OF APARTMENTS ARE OFFERED? 
A: 1, 2 & 3 bedroom apartments.
 

 CAN I TOUR THE APARTMENTS OR SEE A MODEL UNIT? 
A: Floor plans and photos are available on the website. Please visit our photo gallery and floor plans web pages. You may also call to schedule a tour of our community. If an apartment is available to show, we will show at that time.
 

 WHAT IS THE PET POLICY? 
A: Sawyer Estates is a pet-friendly community! Dogs & cats welcome! Please call for more details.
 

 CAN STUDENTS QUALIFY FOR RESIDENCY? 
A: In general, full-time students are not eligible. Full-time students are permitted if there is at least one part-time student or non-student leaseholder. However, there are some exceptions to this, so please inquire. 

Some common exceptions include:

- Single parent with dependent(s)
- Married students
- Recipients of public assistance (not section 8)

 
 IS SUBLETTING ALLOWED? 
A: No.
 

 WHEN DO THE APARTMENTS BECOME AVAILABLE? 
A: Availability dates and move-in dates are dependent upon current residents giving a notice to move out.
 

 ARE THERE OCCUPANCY LIMITATIONS? 
A: Yes, amaximum of 2 occupants per bedroom.

- 1 Bedroom: 2 Occupants
- 2 Bedroom: 4 Occupants
- 3 Bedroom: 6 Occupants
 

 WHAT UTILITIES ARE INCLUDED IN THE RENT? 
A: Water/sewer, refuse & pest control are included in the rent. The resident is responsible for electricity, cable, telephone and internet.
 

 HOW DO I INCOME QUALIFY? 
A: Applicants must meet the following income qualifications:

The household income is based on GROSS annual income (before any deductions) earned from all sources including wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc. Third-party verification will be required of all income, and copies of tax returns and pay stubs may be required.
 
Income Qualifications 

Sawyer Estates participates in an affordable housing program. Total household income must be under the following limits based on household size:

- 1 Occupant: $26,880
- 2 Occupants: $30,720
- 3 Occupants: $34,560
- 4 Occupants: $38,340
- 5 Occupants: $41,460
- 6 Occupants: $44,520


 WHAT AMENITIES ARE AVAILABLE IN THE APARTMENTS? 
A: Available apartment amenities include: Central air-conditioning, washer & dryer connections, a solarium, open & spacious floor plans, walk-in closet(s) & more!
